What should I do if I received a violation?
Read the entire notice and note which authority issued it, what work it refers to, and whether it gives a deadline. Keep the document and any related correspondence. Before doing more work in that area, it helps to be clear about what the notice asks for. Then contact us and we will go over it with you.
What documents should I gather?
Whatever you have on hand: the notice or letter from the city, photos of the work, earlier drawings or permits for the property, contracts or invoices for the work that was done, and any correspondence with the authority. If something is missing, we can still start with the initial review. Please do not send documents through the form. We will tell you how to share them.
Can you help me coordinate drawings?
Yes. When a case calls for drawings, calculations, or other documents, we coordinate with independent architects and engineers and help them gather the information they need. Before work begins, we explain in writing who hires each professional and who bills for each service.
Is the permit guaranteed?
No. The decision belongs to the local authority and depends on the property, the work that was done, and its requirements. Not all unpermitted work can be legalized as it stands. Some of it needs changes or corrections. Our job is to review your case, explain which steps may be needed, and coordinate the process.
How much does an assessment cost?
It depends on the size and complexity of the project. After the initial review, you receive the scope, the fees, and what is not included in writing before you decide whether to continue. Services from architects, engineers, and subcontractors are quoted separately or clearly itemized.
How long does the process take?
There is no single timeline. It depends on the local authority, the type of work, whether drawings or corrections are needed, and review and inspection times. The proposal lays out the estimated stages, and we let you know when something changes.
What if a previous owner did the work?
We also review cases involving properties bought with undocumented work. As in any case, the steps depend on the property, the work, and the local authority.
What areas do you serve?
South Florida and Florida's west coast. Tell us which city the property is in and we will confirm whether we can take the case.
Do you provide legal advice?
No. We are a construction company that offers project consulting and coordination. For legal questions about a violation, a fine, or a hearing, consult an attorney.
